PACE Equity serves Annapolis and the state of Maryland with commercial real estate financing using Commercial Property Assessed Clean Energy (C-PACE) loans. The state of Maryland allows this financing option to encourage energy efficiency in the local building stock. The C-PACE financing can be used for new construction, redevelopment, renovation, refinancing, and renewable energy projects. Our firm provides C-PACE loans for up to 30% of the capital stack (or 100% for solar and other renewable energy projects). Since 2014, PACE Equity has funded well over 200 PACE projects with a focus on delivering improved return on equity for our clients.

CIRRUS

PACE Equity also offers an innovative low carbon C-PACE financing option called CIRRUS Low Carbon which combines C-PACE financing with a green building designation. The program provides financial benefits, including a substantial rate reduction, for pursuing enhanced energy efficiency. This efficiency improves the carbon footprint of the building which makes it more appealing to your tenants. Local PACE Programs

Maryland’s C-PACE program administrator, MDPACE, is enabled in nearly every Maryland county. PACE Equity financing is available in Maryland for improvements on existing buildings, adaptive reuse, and new construction projects. For all programs, the PACE Equity Engineering and Building Optimization Team performs the required energy audit and application to the program. We offer an end-to-end process that allows you to experience a streamlined and event-free process.

Maryland Climate Solutions Now Act

Climate Solutions Now Act: Maryland enacted the Climate Solutions Now Act (SB 528) in 2022. This legislation mandates energy performance standards for commercial, institutional, multifamily, and municipal buildings of a certain size. The state aims to reduce emissions by 60% by 2031 and achieve net-zero emissions by 2045. Performance will be measured by net direct emissions standards (kg CO2e per square foot) for interim standards and Site EUI Standards (kBtu per square foot) for the final standard. Existing buildings over 35,000 square feet must achieve a 20% reduction in net direct greenhouse gas emissions by 2030 compared to 2025 levels and net-zero direct greenhouse gas emissions by 2040.

PACE Equity financing can be used to cover 100% of the costs for renovations and retrofits pertaining to energy efficiency measures.
